The truth, the whole truth, and nothing but the truth about the amazing journey of building our first home. This is hoped to be a honest collection of the process, pictures, questions, problems, and solutions throughout the entire process of building our very first home and the bliss of the after. And here we go! We're so very excited!! Please bear with me as I make continual improvements to this blog. :)Unknownnoreply@blogger.comBlogger83125tag:blogger.com,1999:blog-1508224591568715510.post-18582704824506605932013-07-24T22:38:00.000-04:002013-07-25T00:39:58.854-04:00Day 62 - Exterior Lighting & Prep for DrivewayThey seemed to have cleared both the driveway in front of the garage and the additional space we requested. This is exciting! Finally a way to get to the house without tracking through mud! :)
We also got our exterior lighting today. UG! I hope they have a plan to hide that hideous wire that trails from the garage to the ground for the lawn light. Seriously? It wouldn't be very obvious on a home that's at ground level but ours? Yeah, that's attractive.
We have a meeting scheduled with the PM tomorrow to review the front porch steps and some landscaping for the fail lot grading. I've tried to remain positive but I believe I'm reaching my breaking point. We went over a month without word on the plans or suggestions for the front porch, after being told they would work on it. We were also told someone would reach out to us about landscaping to talk about solutions for the hill in the backyard, but that also didn't happen until we had to ask. I hope I hear good news tomorrow. I hope it's workable.

I hope I can get into the house soon to look around. I want to see something I like. I hate being so negative.Unknownnoreply@blogger.com12tag:blogger.com,1999:blog-1508224591568715510.post-47185286025523108742013-07-23T19:00:00.000-04:002013-07-25T00:21:58.057-04:00Day 61 - Porch PouredToday our front porch was poured. I'm very concerned at the amount of steps to get into our home. I feel we were mislead about our lot. I've been trying to come to terms with it but it makes me so unhappy to think about the additional steps and lot grading.
I hope the next few weeks go buy quickly and we see more progress.Unknownnoreply@blogger.com5tag:blogger.com,1999:blog-1508224591568715510.post-11082887301829059352013-07-22T17:30:00.000-04:002013-07-25T00:15:31.690-04:00Day 60 - Cabinets & DoorsWell, I believe our cabinets and doors went in today. They're no longer in the garage so that's my guess. I haven't been inside in a while due to the horrible state of mud and sitting deep ponds of water on our lot. OH, and the fact that I need a freaking elevator to get in the doors that are 3 foot above ground level. Every time I see the house the ugliness of the exposed foundation makes me cringe.

They have also cleared the rocks for the driveway to be poured. We're still missing a part to the right that will also be a driveway

I love the front door. I can't wait until it's painted!

I've had a lot going on lately. Some very exciting yet badly timed news is that I will be traveling to Poland for work soon for 5 weeks! It was shocking news, to say the least. But it's also a little disappointing. I won't get to spend any time in my new home before I leave.

So onto the house progress. We've made some big strides but I'm beginning to worry it wont be finished on time, at least not at the quality I expect. There is still so much to do!
As you can see we're entering the tape and mudding stage. Typically, from what I'm told. It can take 10 days to complete drywall start to finish. On another note, we have a large big ditch next to the house. Best guess is they are getting ready to hook me up to the utilities and sewage at the street.

I counted no less than 15 bottles/cups/cans and fast food containers strewn inside the house and even more on the outside lot on my visit and photographed it for good measure. I am quite bothered by this. I understand that people have to eat and drink but I don't think our house is best suited to be treated like a dump. They should either bring in a can for their trash or take it with them when they leave. I'm embarrassed to even post the pictures that includes the trash, however there were some that couldn't be avoided.
We are so excited. It makes the house more than a shell of bones! I've just randomly taken some pictures. It appears that all of the ceilings are done. As well as most of the upstairs. I'm excited to see the finished drywall.
I am SO excited. But it's sealed up nice and tight :( I didn't want to open it for a peek for fear that there may be weather sensitive material in with the siding. That's depressing. Hurry, open it RH!
It took approximately 1 hour and boy was it hot and stuff in there! Equally - this will be a long post, sorry! LOL.

First stop - The Garage. Due to the lot grading our garage had to be dropped below the house, which makes the inside bigger than it looks on the outside and adds additional steps. I'm positive that this is going to mean an extra cost on my garage door installation but gives slightly more storage area up high for those pesky once a year holiday decorations. All the switches and outlets seemed to be in their rightful places. This is a good start.
Next stop - The basement. I'm unhappy about a few things here.

First, the electrical panel is in the finished part of the basement in a space I indicated that I wanted to add a kitchenette in the near future. I very clearly stated I wanted to do this during pre-construction and asked that we try to put it somewhere else, but apparently there were NO alternatives. What an eyesore and a disappointment.

Guardian, again puts the jacks in some stupid places.

The closet will be adjusted a bit for more use of the unused space under the stairs.

The second washer and dryer hookup is in the space that I noted during the pre-construction meeting that I would be finishing. I was hoping they could have put it closer to the sump pump like I asked, but apparently not. Again, another disappointment. It's now in the location I planned on putting a closet. I feel like no one listened or cared enough to accommodate my requests.

I asked during the pre-construction meeting that the attic access either be moved or moved over to allow for a closet in the future if the loft was converted to a bedroom. That didn't happen. PM has agreed to move it to another location. We will have NO useable space up there - it's just for spray insulation.
house. I believe these touches were more electric, plumbing, etc.
Here's the county's website results and I'm not sure what it exactly
means.

Personally,
I do not think that the insulation included is sufficient. I don't
like that there is no option to add additional at an additional cost on
our massive option lists. I have a duplex now and I can hear every
single peep from one room to the next, even when the doors are closed.
Considering my kids are on summer vacation right now and I still have to
go to bed early for work - it's been horrible. I'd prefer to have some
kind of sound barrier insulation between every wall. I understand that
this will have no effect on the energy or temperature efficiency but I
can't help but think it would help with sound. In the non-insulated
walls all you have are 2 thin layers of drywall separating one room from
the next. If I have an opportunity to make suggestions to Ryan Homes it
will be at the top of the list.

Our brick (Boral Brick - Sugar Creek) was delivered. I'm not sure I like it! Ug. I hope it looks different on the house.
We've also scheduled our pre-drywall meeting for Wednesday! It's getting closer now!

The
outside of the house hasn't changed much so I haven't taken any more
photos. I don't go in the house while people are working, so no more
photos of the inside yet! I don't want to be in the way and I certainly
don't want to slow down any progress! Maybe I can snap some more
after/during the pre-drywall meeting.Unknownnoreply@blogger.com0tag:blogger.com,1999:blog-1508224591568715510.post-498402260909672552013-06-30T20:49:00.001-04:002013-06-30T20:49:42.464-04:00Days 34, 35, and 36 Rough Ins!Collectively, the last 3 days were pretty rough... lol It was our electrical, plumbing, HVAC, and Guardian rough-ins.

I found this on my county's building and zoning website. Each county likely has one, but may contain differing amount of information. Building, property, and zoning info are matters of public record. You can see not only permit information but also other property information (like costs of the neighbors house ssshhh).

If you can't find your county's records, let me know! I'm like super detective with Google! LOL. Seriously though, I don't mind helping you find your information.Unknownnoreply@blogger.com11tag:blogger.com,1999:blog-1508224591568715510.post-61038186653292621302013-06-11T21:20:00.001-04:002013-06-11T21:25:25.402-04:00Day 19 - Slabs PouredToday consisted of the slabs for the basement and garage being poured. It was still very muddy. Today, I got to bring a little bit of my new home, home to my old home in the form of mud all over my shoes! LOL.
A slab of concrete is poured, in forms, on top of a prepared bed of
compacted sand and gravel. It is usually reinforced with re-bar and
heavy wire mesh for strength and stability... which I showed you yesterday. :)
Plan - discussing the lot and grading once again. Although we've seen an improvement of the lot it's still not anywhere near what we were initially led to believe. It still does not currently meet with what I see as a functioning yard for our family. Not only is it about the yard but the additional stairs that will be necessary for entry and exit. This is not what we expected when we signed on all those lines agreeing to sign away the next 30 years of our life.
I've accepted the fact that we've been dealt this card and now we have to live with it, however I firmly believe that Ryan Homes should be partially responsible to help us make the space work for us. I'm not sure they share that opinion with me but I'm determined to stop dwelling on the crappy hand we've been dealt and making this our dream home again.Unknownnoreply@blogger.com6
